How pricing works
There's no price list for a lodging property, because no two properties are alike. Here is what moves the number and when you see it.
What decides the price
Lodging work is priced by the property, not by the room.
Rooms, units and buildings on the route
Which pests, and how far along
How often we visit, and which areas
Access: key cards, escorts and event blackouts
Season: snow slows winter work
What the estimate includes, and what it doesn't
A written proposal for the whole property, building by building.
Includes the walk-through, scope by area, visit schedule and callback terms
Doesn't include structural repair, large sealing jobs or linen and room-turn costs
What happens at the visit
The walk-through is a visit. Its fee is credited toward the first service if you go ahead.
We walk public and back-of-house areas
We ask who to work with in each department
No treatment starts at the walk-through
After hours
Texts and calls outside the posted hours are read when the line next opens, and we don't send a truck at night.
A visit outside weekday hours is priced on the proposal
We say before you book whether it costs more
When you get the number
Before work starts, in writing, for the whole property.
A price per scheduled visit
Sealing work priced only after you approve it
No work on a verbal quote
How and when you pay
Invoices go to the manager or owner, with the record attached.
Billed per visit or on a schedule you agree
Terms are on the proposal
No payment is due at the walk-through
The callback
What happens if the pest comes back
This is the whole promise, in four lines. The same words are on every proposal.
- 01
Thirty days
If the pest we treated for returns within 30 days of a treatment, we come back.
- 02
The same area
The callback covers the room or area we treated. A new problem elsewhere is a new visit.
- 03
No charge
The return visit is at no charge to you.
- 04
What voids it
A room or area we weren't able to inspect, or a problem that came back after a change we advised against.
Terms are written on every proposal. Results vary with the pest and the building.
Pricing questions
Can you give me a number over the phone?
Not a real one. We can say what drives it. The number comes after a walk-through, in writing.
Is the walk-through billed?
It's a visit with a fee. The fee is credited toward the first service if you go ahead with the proposal.
Can we start with one building?
Yes. Many properties start with the kitchen, laundry and loading areas, or one wing, and add buildings later.
Do you have a contract?
The proposal is the agreement. It lists the visits, the callback terms and how to end the service.
