For rental hosts and owners
Between guests, not during
A nightly rental has a gap between checkout and check-in, and that gap is when we work. If you live somewhere else, we work from a photo and a written note.
Text the unit and a photo of what was seen. We reply with a window that fits your cleaner's turn, and the report lands in your inbox before the next guest's arrival. A review never has to mention it.
Photo-first: text what your cleaner found
Works around your cleaner's schedule and your lockbox
A written note, with what to tell the next guest if they ask

Why rentals are different
Back-to-back stays, and an owner who isn't there
Short gaps
Checkout at 10, check-in at 4. We plan visits for the hours between, and we say when a room can go back in service.
Cabins that sit empty
Mice move into a quiet cabin in October. A visit before the season is easier than answering the first complaint.
Decks, hot tubs and railings
Wasps like the underside of a rail. We check them early in summer, before guests are sitting there.
Remote owners
You get photos, a written note and a plain recommendation. You can say yes or no from your phone.
A cleaner who sees first
Your cleaner is the first to notice. We show them what to look for and who to text.
Reviews
Nothing is posted and nothing is said to a guest. If one asks, you'll have the words.
For homes that sit empty
A visit before the snow
Cabins and second homes take mice and cluster flies in fall and rodents all winter, often while no one is there.
A seal-and-check visit in October covers entries, the roofline and the crawlspace door, and sets monitoring you can read from a photo. Visits in deep winter are by appointment, because snow decides what is reachable.
Entries, roofline and crawlspace door sealed first
Monitoring checked on a schedule you choose
Winter visits depend on access, and we say so in the proposal

Questions from hosts
Will guests know you were here?
We don't announce it. We wear a plain polo with no company name, one technician comes, and we use the service entrance where there is one. We can't promise a guest won't pass us in a hallway, and if a guest is in the room we only come when the manager asks us to.
Do you work while a guest is in the room?
Not unless you tell us to. The default is after checkout or while the room is empty. If a guest has already seen something, we'll tell you what to say and what to leave alone until we arrive.
Do you handle bed bugs?
Yes. We inspect, write a plan the manager approves, and follow up. Clearing a room can take more than one visit, and we say so up front rather than promising one.
What if the pest comes back?
If the pest we treated for returns in the same room or area within 30 days of a treatment, we come back to that area at no charge. A new problem somewhere else, or a room we weren't able to inspect, is a new visit. The terms are written on every proposal.
